Apartment Four

(Currently not available.)

We are seeking a quality resident (ideally long term) to enjoy this wonderful space with abundant original details and great light! We estimate this second floor apartment at approximately 1000 sq ft with hardwoods, wide trim and moldings, Living Room with detailed wood-burning fireplace, two window seats with custom cushions and pillows, window treatments, and our only apartment with 9′ french doors opening to a balcony overlooking East Ave. The Living Room opens to a generous dining area and then to a spacious kitchen. The bedroom is VERY large allowing for a sitting or work space (past residents have worked from home and had the office in a section of the bedroom). The bath is tiled with full tub/shower and french windows giving great light. Given the thoughtful layout there are windows on all 4 sides of the house providing great light.

The building is an historic 1906 East Ave mansion designed by Claude Bragdon who designed the Chamber of Commerce building in downtown Rochester for George Eastman along with dozens of other homes for Rochester’s wealthy in the earliest 1900’s. On site laundry with updated appliances. Storage room included. Reserved on-site parking with garage space available. Rent includes wonderful even heat and plenty of hot water. Electric estimated at $35-$40/mo. Spectrum standard digital cable (channels 2-69) and whole house WiFi is provided for $50/mo. The common areas include the three story winding staircase and a comfortably furnished porch with awning overlooking the double lot and mature grounds. The landlords are a couple (one is a licensed real estate broker) who take great care of the building and the residents (you can ask any of our residents past or present.) We treat our residents as guests and seek to provide a positive living experience. We would be happy to give you a tour of the building and this special apartment. A well behaved cat would be welcome. Sorry, no dogs (not even small ones.) There is no smoking in the apartment or anywhere on the premises.

Not familiar with Rochester? East Ave is in the Historic Preservation District within a neighborhood of historic homes that is great for walking and running. One block walk to Park Ave with Cafe Sasso, Baker St Bread Co, CVS drug store and numerous restaurants (Thai, Italian, Mediterranean, bistro, fine dining, and Jines, the favorite Park Ave upscale diner.) Less than one mile (an easy and pleasant walk) to the recently remodeled East Ave Wegmans! Walk to Eastman House, Memorial Art Gallery, Rochester Museum and Science Center and the Planetarium.Only 1.5 miles to Eastman School of Music. Short run to Cobbs Hill Park with Lake Riley (former wide-waters area of the historic Erie Canal) and wonderful wooded hiking and running hills. One mile to 490 expressway on-ramps. Be anywhere in the Greater Rochester area in 15-20 minutes. Highly rated by WalkScore (a 79!) based on proximity to all you could want!
