The Claude Bragdon-designed house is in the East Avenue Preservation District within a neighborhood of historic homes that is ideal for walking, running, or commuting downtown or to nearby suburbs. It’s only one block walk to Park Ave (restaurants, shops, nightlife) and less than a mile to Wegmans Food Markets!


So much is so close to the corner of Argyle Street & East Avenue. You’re in a Preservation District within a neighborhood of historic homes and one block walk to Park Ave restaurants, shops, and nightlife.

This was our first stay in an Airbnb and it was AWESOME! 100% better than any hotel we ever stayed in. Our Host was WONDERFUL and we were sad to leave at the end of our stay. Ed was just fantastic. Easy to message and get a quick response, Ed was able to provide extra amenities needed. Very comfortable bed. Very relaxed ambiance and a quiet road with easy access to great bars and restaurants. The apartment was very clean and easy to adjust temperature to get to desired range. We’ve been living in this flat all September and felt incredibly comfortable. The apartment is very large, each room is bright and spacious, has pleasant scenery . the decoration is artistic and the maintenance is very good, Anna had carefully cleaned before moving in, everything is perfect. The surrounding environment is very good, with safe communities, friendly neighbors, and many popular restaurants nearby. Commercial facilities are also very complete. There is a food supermarket with a variety of products within 5 minutes’ walk, a large supermarket with 3 minutes’ drive or 20 minutes’ walk. ED &TOM are perfect landlord, nice, friendly, patient and careful! The apartment has complete facilities, they also provide a lot of daily necessities, and they give us a lot of help enthusiastically, so that we have a warm home in a foreign country, very touched! Thank ED & TOM for everything! We hope could book ED &TOM’s apartment in the future!

This is a great and extremely quiet space in a beautiful mansion. So much is within walking distance & there is off street parking which is a huge plus in the city. It is a bit of a haul up 3 flights of stairs (especially with groceries) but you’ll quickly get used to it & the stairs are wide. I appreciated the super friendly communication & assistance. Highly recommend this space & hosts!

Ed and Tom’s place is a great place to stay in Rochester. It is a really pretty/unique historic mansion and is in a great part of town. Close to downtown and Park Ave shops/restaurants. Ed and Tom were great! They were very welcoming and were extremely accommodating. They even brought me an extra table lamp, because I mentioned that I would be doing a lot of work for my new job. Ed and Tom were also very responsive to my requests throughout my stay. I really couldn’t have had a better experience! The apartment is great- very clean and it includes almost everything you would need (e.g. kitchen utensils, cooking supplies, even measuring cups) plus all the amenities they mention in their listing. Very quiet building. I rarely ever saw any of the other tenants, but when I did, they were very kind and courteous. The neighborhood is great- probably the best area in Rochester. Within walking distance to bakeries, restaurants, and bars.


A neat, clean, and historical apartment with everything you will need. Ed and Tom are very nice! The staying is very pleasant. We are looking forward to come back again in the future.

The mansion at 2 Argyle Street is perfect for a home-away-from-home stay. Ed and Tom have made sure that all details are carefully attended to and this makes the apartment very comfortable. We loved the location for walking to restaurants, shops and The Little Theatre. Off street parking was a fabulous bonus as well. Ed and Tom are terrific, and the apartment and the building are wonderful – full of character, in a great location between East and Park Ave., clean, safe, with off-street parking. The building, a converted mansion, has an historical designation and is full of period details. It’s a marvelous area for walking and running, adjacent to the mansions of East Ave. There is a coin-operated washer-dryer. The restaurants and shops of Park Ave. are a block away.

Ed met us on our arrival and gave a friendly and full orientation to the building and our apartment. No surprises! The apartment was clean, and it contained all of the comforts of home. We even had a nice outdoor patio for late afternoon cocktails! The location is perfect for walking to the movies, restaurants, and grocery shopping.

Ed and Tom are fantastic hosts and their mansion is a beautiful place to stay at a great value. I chose this booking as an alternative to the Strathallan Hotel and was not disappointed in the least. They are incredibly attentive and accommodating. They worked with me as plans on my end changed with little notice. Ed and Tom were also very understanding when we accidentally caused them a major inconvenience, which is a rare find. The apartment is striking and well-furnished. The entire mansion is clean, quiet, and classy. The location is very convenient even for visitors without vehicles and if you do have a car, the parking situation is one of the best I’ve seen on AirBnB. I highly recommend this apartment or any accommodations offered by Ed and Tom. I will be booking with them in the future whenever possible.

Ed and Tom were extremely helpful and inviting. They met me at the apt and were completely helpful; they even switched mattresses with another room that felt firmer for my bad back. The apt was clean and up to date and all of the rooms were large enough for me. I am from the Rochester area and the location is perfect for tourist. It is walking distance to the “park ave area” which has a whole host of great restaurants and bars. I would definitely stay there again if needed.

2 Argyle Street was so much more than an apartment to me; it was home, thanks to Tom and Ed and their tireless commitment to maintaining every nuance of the property. I stayed in Apt 2 for 5.5 weeks during a rotation that I had in the area. The space was very clean and Ed and Tom were extremely welcoming. The apt is as pictured and is in a safe neighborhood. I highly recommend checking out Park Ave for dinner which is a short walk from the apartment. I enjoyed staying here and would absolutely recommend it to others!

I had a wonderful stay at Ed and Tom’s lovely apartment in Rochester! They were excellent hosts and met me prior to moving in to give me a virtual tour of the apartment and answer any questions. They were attentive, respectful, and always available to communicate via text or phone. The apartment itself is beautiful, safe, and in immaculate condition. When I arrived it had clearly just been professionally cleaned and I never had any issues with anything. The other tenants in the building were very quiet, polite, and friendly. Off-street parking was extremely convenient, and the laundry units in the basement were new, efficient, and extremely clean. I have no complaints and would not hesitate to stay here again! Ed and Tom have a wonderful house on Argyle Street. I stayed in one of their apartments for an extended business trip to Rochester (six weeks). It is conveniently located within walking distance of Park Avenue shops and restaurants. There is a Wegmans not too far away. Downtown Rochester is within reach and I-590/I-490 is easily accessible. Ed and Tom picked me up at the airport, had WiFi installed and made me very welcome. They made sure that everything was in order and checked multiple times if there was anything I might need. Great place to stay when you are in Rochester (or anywhere between Niagara Falls and the Finger Lakes area).

Living at 2 Argyle was really perfect. I needed a short term place to stay while in Rochester for a three month assignment. The apartment was spacious, well-furnished and very comfortable. The location is ideal right in the heart of the posh Park Avenue neighborhood with shops, restaurants and great museums all within a few blocks. I especially enjoyed the fact that it was not a typical apartment complex, but a building filled with charm, leaded glass and beautiful woodwork. All the residents are mature professionals, so noise is never an issue in this building. The management at 2 Argyle really stands out as well. They are friendly and accommodating (I had to move in on New Years Eve) and the few times I contacted them with a question or a need, they responded immediately with a solution. I can highly recommend this building and its landlord.

2 Argyle Street, or the ‘Mansion’ as I like to call it, is quite simply the ideal place to live in Rochester. I really couldn’t have imagined living anywhere else in or around the city during my time there. It is a brief walk to Park Ave, where you’ll find some of the best restaurants and bars in town, including my personal favorite, Sinbads. There is also a CVS, Bank of America, and a fantastic coffee shop called Boulder Coffee all within a few-minute walk. The Mansion is exactly one mile from the East Avenue Wegmans and World Gym as well. As far as the actual property goes, Tom and Ed take amazing care of it. Everything is clean and the attention to detail stands out, especially when it comes to landscaping. They are true gentlemen and a pleasure to have as landlords. I recommend this complex without any hesitation.
